Finding the Best Disney World Vacation Accommodation

Posted in Disney World Vacation on May 2nd, 2007

Walt Disney World is an exciting place! But it can also be exhausting – there are so many places to walk and attractions to ride. So it’s important to find the best hotel accommodation to retire to at the end of the day. There are three options.

If you want to be in the middle of all the Disney World adventure, a Disney World Hotel is your best bet. Some of Disney World’s best entertainment, dining, and shopping will be in walking distance of your hotel. These hotels come with nifty perks: complimentary transportation, advance tee times on all five Disney golf courses, availability of park tickets in each hotel, and priority seating arrangements at every Disney dinner show and restaurant. But if you don’t mind staying at a hotel not owned by Disney, you can still stay on site.

On-site hotels are located on Disney properties but aren’t operated or owned by Disney. Still, they run private busses and are located near the Downtown Disney Complex. Some of these hotels are even close to Disney-MGM Studios and Epcot and even participate with the Disney Transportation system. On-site accommodations like this are really in the same category as Disney owned and operated hotels, as they are expensive and convenient – but promotional discounts and rates are frequently offered.

Off-site hotels are located outside Disney properties and there are hundreds to choose from; many surround the resort. Prices and quality vary. Usually you can save a lot of money when you opt out on a Disney or on-site hotel and if you research your options well, you can find a quality place to stay for excellent value.

A majority of these hotels offer discounts and sometimes members of organizations like the American Automobile Association (AAA) and the American Association of Retired Persons (AARP) are granted special rates. Local, state and federal government employees, and sometimes even government contractors, can also receive discounts – just make sure that if this is the case for you, you bring a form of identification. Of course the same applies for retired and active duty military personnel. However, if you want to get special deals like this, you will have to take your own initiative and ask about them.

During the off-season, there are wonderful deals for the on-site and off-site hotels not owned by Disney, but several of these hotels have great discounts that last the entire year. Whatever your budget, there is a fitting accommodation for you and your fellow travelers.

Dog Training Collars A Useful Tool

Posted in Dog Training Collars on May 2nd, 2007

Dog training can be an intimidating task. But aside from shelter, food, and vaccination, it is a responsibility of every dog owner. Because training must begin when a dog is a pup, it can be an especially challenging process. A young dog has a short attention span and may become uninterested with long, tiresome training sessions. Likewise, if a dog trainer is over-enthusiastic, the puppy may feel overwhelmed. But if a dog owner can learn these few guidelines, such problems can be overcome.

A training collar can make a big difference. Some collars have concise, electrical impulses that help control the dog and while many people view this as inhumane, the fact that it could actually save a dog’s life may dwarf this concern. For example, if your dog bolts out in front of a moving vehicle, a shock to its collar might make it return home. These electrical impulses may seem harsh, but they act as immediate, sometimes necessary commands. As long as such a collar isn’t abused, it can be a useful tool for training, especially for hunting dogs that need to be controlled over long distances of land and water. For those who are turned off by the idea of a “shock” collar, there are some modern collars that send just a harmless tone to the dog.

As long as you use training collars properly and humanely, they can be valuable and immensely useful tools.

Then after entering the keyword, a lot of pet product websites will be displayed, and you can look at them one by one. It’s best to take time to browse through the different directories.

How to Perform Drug Test Using Urine Samples

Posted in Drug Testing on May 1st, 2007

Conducting a urine drug test requires four steps: collection, screening, confirmation, and review. Urine samples are commonly used to test the presence of various drugs in a person’s system because such testing is simple and mostly reliable. Not to mention, urine tests are much cheaper than other kinds – lab technicians usually aren’t required.

Likewise, the drug test kits used for urine testing are easy to store and they have a long shelf life. Some kits come in packs with gloves and cups; they are very easy to use. Twelve different drugs can be tested through this method but there are certain drawbacks. Urine sample contamination is not difficult, there is only a three-day window of detection, and some subjects find the process invasive and embarrassing.

Here is the process for a conducting a urine drug test:

• A temperature strip on the collection container guards against substitute samples and fraud. A tamper evident is put over the specimen container and then the subject is asked to initial the container and thus verify that there was no fraud.

• The specimen (urine) is then screened for drugs and drug metabolites. If there are positive results, a second test is conducted to confirm this. A physician or nurse then reviews the confirmed positives so that legitimate prescription drugs can be ruled out as contributors to the positive result.

• Some urine samples can be screened at the collection site and results can be known within minutes – others are screened at a laboratory. Negative results are accepted as is and are not confirmed or reviewed.

• Urine specimens that show the presence of drugs in the initial screening are examined again in a laboratory setting under two analytic techniques called gas chromatography and mass spectrometry. Through gas chromatography, the various substances in the urine are separated and through mass spectrometry, they are shown as positive or negative.

• The laboratory results are then written out and given to the urine donor or the authority that required the test.

Warning about urine tests

The government has some new guidelines for drug testing that require all laboratories to perform “specimen integrity,” especially for urine tests. Since there is so much fraud, in that people simply use other people’s urine to submit a drug test, the effectiveness of tests comes into question. As well, laboratories have been ordered to not look for just marijuana and other illicit drugs, but for other additives that evidence contamination (like dilution and adulterants).

How to Find a Home Mortgage Lender

Posted in Home Mortgage Lender on May 1st, 2007

Looking for a home loan? In searching for a home loan, there are three providers which you may choose from an officer at a bank, other lending institution or you may turn to a mortgage broker. Whichever provider you choose the end result is just the same and that is you get to have a new house.

Loan officers are actually employees working in a bank, a credit union or lending institution who work to sell and process mortgages and other loans. They offer a wide selection of loan types, but all originate from that specific lender. It is usually the job of the loan officer to take care of the client’s application and look for a specific loan product that would best suit their client’s needs. Once the client get credit approval, the loan officer will then start with the processing of the home purchase transaction.

On the other hand, mortgage brokers are people who match up lenders and borrowers. They are freelance agents, usually working with many different lenders. Mortgage brokers are the scouts of the mortgage industry since they are the ones that search and evaluate home buyers. They also analyze a client’s credit situation in order to find the best lender for that client. An expert mortgage broker is capable of finding various types of lenders to suit diverse types of credit.

A mortgage broker earns by securing a client’s loan and is paid according to the quality of the transaction. For your protection as the client it would be best not to offer any interest rate but rather wait for your mortgage broker to tell you what terms they can secure. And then try to shop around in order for you to make sure that the terms your mortgage broker has given you are reasonable. Also, try to be cautious when searching for mortgages advertised online since most of them are owned by mortgage brokers.

The advantage of hiring an online mortgage broker is that you make yourself available to lenders in other parts of the country who may have better rates than the ones in your hometown. However, there is a drawback to this, since most out of town lenders won’t be familiar with the peculiarities of where you live: local heating systems and septic systems, for example, or the jargon and classifications used by the appraisers in your area. All the above mentioned slows down loans made by an out of town lender.

Local banks are the most common mortgage lenders but not always the preferred choice. They have underwriters that basically understand the local properties and compared to a distant lender will not cause any delay on the processing of loan. Moreover, banks are always much better and faster in closing loans than any mortgage broker working with a lender. However, this is not generally applicable to all banks since there are some banks that really take a long time to process loans. On the other hand, mortgage brokers are capable of finding lenders who will grant loans that a bank would deny, which is especially ideal if ever you have a bad credit history.

Guide on Expensive Antique Chandeliers Collections

Posted in Antique Chandeliers on May 1st, 2007

The look and feel of antique chandeliers cast off a certain type of nostalgia, able to instantly transport us back to a simpler time and place. If you have ever seen or purchased an antique chandelier, there is no doubt that you can relate to that feeling. If you are interested in antique chandeliers, it is important to know that they can represent a major investment, and should be treated as such. Because of the delicate nature of antique chandeliers, as well as the care needed to maintain these marvelous items, we are offering this guide on expensive antique chandeliers collections. By following these simple precautions, you will be able to wisely purchase and enjoy these wonderful vintage pieces.

The most important step you can take in building a beautiful antique chandelier collection is to find a reputable dealer. Unfortunately, there are dishonest people out there who won’t think twice about taking your money in exchange for a cheap and fraudulent chandelier. So, how can you protect yourself against making a poor purchase? The best advice would be to contact a reputable antiques dealer in your home town (or state), and they should be able to put you in contact with somebody who deals in antique chandeliers. Another important fact regarding reputable antique dealers: They will possess the knowledge and information to answer all of your questions regarding any antique chandelier. If they can only give vague answers, or use general terminology, it may be best to take your money and interest elsewhere.

It is also a good idea to enlist the services of an appraiser when considering a purchase. As mentioned earlier, these expensive antique chandeliers should be looked at carefully before you actually make a purchase. An appraiser will be able to make an honest determination as to the value and authenticity of the piece you are considering.

What are some characteristics of expensive antique chandeliers? Naturally, the term “antique” implies that the chandelier is more than 100 years old, and they go as far back as the 17th century. However, most antique chandeliers that were preserved until today come from the Victorian Age as well as the Renaissance and the Gothic and Rococo Revival periods. A good number of these chandeliers will be gas, electric, or kerosene, and many of them will contain intricate and elaborate aesthetic characteristics (both on the arms as well as on the globes surrounding the candles). And though it may sound obvious, it is also worth mentioning that many of these antique chandeliers were made of brass, bronze, and crystal, and should certainly have an aged appearance.

It is also important to properly care for your antique chandelier. While it may be fine to use regular soap and water on modern chandeliers, antiques require more involved attention, and it is recommended that you seek the assistance of a restoration specialist. There are several quality services available in this field, and any reputable antiques dealer should be able to properly refer you.

Hopefully, this guide on expensive antique chandeliers collections will help you to better enjoy the wonderful beauty that antique chandeliers have to offer. It is our hope that you will always make smart choices before purchasing any antique chandeliers, and in doing so you will take great satisfaction from your collection for many years to come.
